Cleaning removes removable soil, grease, residue, and surface contamination. It may dramatically improve appearance, but it cannot reverse every stain, scratch, etch mark, worn finish, or damaged joint.

Restoration addresses qualifying conditions that ordinary cleaning cannot correct. Depending on the material, this may involve polishing, honing, grout correction, color sealing, caulk replacement, residue removal, or other specialized procedures.

A sealer may help reduce absorption and make future maintenance easier. However, sealing is not the same as waterproofing, and a sealer cannot repair structural movement, active leaks, damaged substrates, or failing installations.

Some surfaces cannot be safely or economically restored. When deterioration is structural, extensive, or beyond the limitations of surface treatment, replacement may be the responsible recommendation.

The right answer begins with correctly identifying the problem.

 This is one of the most common questions we receive.

The answer may be that the condition is not ordinary dirt.

Unsealed or worn grout can absorb oils, spills, soil, pigments, and cleaning solutions. Once contamination enters the pores, household mopping or scrubbing may not produce an even result.

Using too much detergent—or using a product that is incompatible with the surface—can leave a film that attracts more soil and makes the surface appear cloudy or dull.

Hard-water minerals may accumulate on shower glass, tile, fixtures, and stone. These deposits require a different treatment than ordinary household soil.

Marble, limestone, travertine, and other calcium-based materials can react with acidic products. What appears to be a stain may actually be physical damage to the finish.

Darkened grout or stone may be affected by moisture beneath or behind the surface. Cleaning the top of the material will not correct the underlying source.

A dull, scratched, etched, or chemically damaged finish may require professional restoration rather than stronger cleaning chemicals.
